1073 Neptune Avenue (APN 254-292-03); PROJECT DESCRIPTION: Public hearing to
consider a request for a Coastal Development Permit to allow for the construction of 1,634
square -foot addition and 383 square feet of new deck area to an existing single-family
residence.; ZONING/OVERLAY: The project site is located within the Residential 11
zone (R-11), Special Study Overlay Zone and the Coastal Commission appeal
jurisdiction of the Coastal Zone.; ENVIRONMENTAL STATUS: The project has been
determined to be exempt from environmental review pursuant to Section 15301(e)(1),
which exempts additions to existing structures that the addition will not result in an
increase of more than 50 percent of the floor area of the structures, or 2,500 square feet,
whichever is less.
