The Development Services Department of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with the provisions of the City of Encinitas Municipal Code. The parcels
described herein may be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcels may require
issuance of a permit or permits, or other grant or grants of approval.
The subject properties are located at 858 Hymettus Avenue (APN 254-331-12) under single ownership.
This Certificate of Compliance is for the adjustment of lot lines of three existing legal parcels of record,
as described herein as Exhibit "A." The existing lots are located within the Residential 3 (R-3) Zone,
and the resulting lots will comply with all standards set forth in the R-3 Zone. Furthermore, the lot line
adjustment complies with the goals and policies of the General Plan and is consistent with the City's
adopted Local Coastal Program.
