Neptune Avenue (APN: 254-221-03-00); PROJECT DESCRIPTION: A public hearing to
consider a request for a Coastal Development Permit to demolish an existing two-story
single-family dwelling and detached accessory dwelling unit and construct a new two-
story single-family residence with an attached accessory dwelling unit;
ZONING/OVERLAY: The project site is located within in the Residential 11 (R-11) Zone,
Special Study Overlay Zone and the Coastal Commission Appeal Jurisdiction of the
Coastal Zone; ENVIRONMENTAL STATUS: The project is exempt from environmental
review pursuant to the California Environmental Quality Act (CEQA) Guidelines Sections
15301(l)(1) and 15303(a), which exempts the demolition of a single-family residence and
the construction of a new single-family residence.
