Rotators shall be shrah spray on riser for slope area, and on 12" pop -ups for retro-fit irrigation for renovated turf areas after cut, fill and re -grading. 12. All irrigation heads visible to any path, walk, patio, or pedestrian areas shall be pop-up: 12' pop-up heads in shrub areas (unless otherwise indicated). There shall be no overspray onto any hardscape the is not draining into a landscape area. 13. All sprinkler heads shall be set perpendicular to the finish grade of the area to be irrigated unless otherwise designated on the plans. 14. Sprinklers where low head drainage occurs shall be fitted with a ring Bros. Cv series check valve or equal in lieu of schedule 80 coupling. See plan for location of mine check valves. 15. The Irrigation Contractor shall flush and adjust all sprinkler heads for optimum performance and to prevent ovempray onto walks, roadways and/or buildings. This shall include but not be limited to: selecting the best degree of arc to fit the existing she conditions, the inclusion of pressure compensating finings or flow reduction screens, throttling the flow control at each valve to obtain the optimum operating pressure, and coverage for each system. 16. All heads shall be adjusted to avoid overspray on hardscape, wags, fences, structures, she furnishings, utilities and browditches and drain inlets. AVOID OVERSPRAY ONTO utilities, transformers, signage, fences and structures. 19. Install all irrigation lines in PVC sleeve under browditches, and perpendicular to brow ditches where applicable. 20. lf static pressure at the poc is 80 PSI or greater, install pressure regulation for remote control valves. 21. Any irrigation mainline installed in R.O.W. or undemeath vehicular paving areas shall include mylar/metalic film detection tape. Install a minimum of 6" above mainline top of pipe. 22. The landscape contractor shall provide material submittals, catalog cut sheets , shop drawings or samples of all material, equipment and assemblies used to complete the contract. 23. Coverage shall he head to head in all irrigation areas and ran fines shall promote ZERO RUNOFF via the use of multiple min times to avoid the possibility of exceeding the infiltration rate of soil. 24. The Irrigation Contractor shall install all irrigation lines and controller wires in sleeving that pass under paving. For clarity, all staining is not shown on this plan. ALL irrigation pipe that crosspaved areas shall be in PVC SCH. 40 sleeving, 2X pipe size diameter. Depth at coverage shall be per City of Encinitas requirements. 25. Contractor shall provide and install gate isolation valve in valve box branded with "IRR SLV' and sleeve at all driveway crossings where applicable. Install pipe sleeve 2' past curb on hardscape in a 6" valve box and additional pull wire. 26. The landscape contractor shall work directly with the drip manufacturer Support staff to provide subsurface drippedine grid irrigation to any drip areas, including fittings and pvc pipe connections and locations for air relief and flush valves. 28. Landscape contractor shall provide a written guarantee of work per to owner for irrigation system installation for a period of 1 year from approved installation date with language that ensures that the irrigation has been installed per plans. SLOPE PREPARATION IRRIGATION STRATEGY 1. Per the Geotechnical report: "Irrigation pipes shall be anchored to slope face Ion -graded without trenching in the remediation area. 2. Slope irrigation should be minimized. 3. Head layout is to provide coverage without excessive iffigation or oveispray. 4. Controller shall provide interruption via rain shut-off device during rain events to protect slopes from saturation by periods of heavy or prolonged rainfall. 5. As a precautionary measure, plastic sheeting should he readily available or kept on hand to protect all slope areas from saturation by periods of heavy rainfall. The failure areas and currently unaffected adjacent areas should be covered with plastc sheeting to protect against saturation. 6. EROSION CONTROL FABRIC, shall be installed prior to any irrigation or planting. See schematic layout on legation Plan Sheet 5 and installation notes on Planting Plan Sheet 6. METER AND STATIC PRESSURE: 1. Per the City of Encinitas, Don Hussey, 03/11/21 the static pressure at the irrigation meter located at the comer of Willowspring and Springdale Road is 103 psi. 2. The contractor shall verity the static pressure at the irrigation point of connection (POC) tram existing mainline prior to commencing work. Prior to any clearing and grabbing, excavation or construction activities, the existing pad-tud irrigation system shall be review in relation to the staked limit of work to determine it the existing inigafion manifold and mainline equipment are to be relocated out of construction area. Contractor to provide temporary lateral connections as necessary to keep existing turf irrigation systems operational during construction, after which the system shall be replaced, retrofit, and reconnected to the existing irrigation lateral and system, with the temporary laterals removed. Contractor to coordinate all mainline shutoff during retrofit and renovation activities with owner and other trades or maintenance consultants. Existing irrigation systems shall be repaired and retrofit to make it functional and efficient in order to conserve water in areas of turf replacement in disturbed area of cut and fill. areas subject to clearing and grubbing shall be coordinated with the owner and other trades to ensure that temporary cutting and capping occurs prior to demolition in turf and slope renovation areas. The Contractor shall bear the cost of necessary revisions due to failure to give such notification, and no change in contract price will be allowed for actual or claimed discrepancy between existing conditions and those shown on the plan. 6. The Contractor must notify the Landscape Architect, , a minimum of 48 hours (two working days) prior to starting construction for a Pre -Construction Meeting. A Preliminary soils report has been prepared by Sunland Analytical laboratories, A & L Western Agricultural Laboratories, or City -approved equal. Soils testing for agricultural suitability shall be accomplished at the conclusion of rough grading and submitted with the documentation package. Contact the project landscape Architect (760-692-1924) for a copy of the preliminary soils analysis, to be used for reference, prior to beginning work. 9. The contractor must complete new soil sample and provide new soils based on fill soil texture. Excavation shall be kept to a minimum. The irrigation and planting installation shall be under the direction of the Geotechnical Consultant in the area of remediation. As a precautionary measure, plastic sheeting should be readily available or kept on hand to protect all slope areas from saturation by periods of heavy rainfall. The failure areas and currently unaffected adjacent areas should be covered with plastic sheeting to protect against saturation. GRADNG NOTES 1. Contractor shall maintain ALL FLOW LINES, high points and low points and elevations of the site grading per the engineer's plans. No modification of grading shall be accepted. Contractor shall remove any excess grading and planting spoils from plant pits as required to maintain site drainage per Grading Plan and Geotechnical Report. The Contractor shall be under the supervision of the Geotechnical Consultant as required by the Geotechnical Report Specifications. PLANTING NOTES 1. MAINTENANCE REQUIREMENTS: 1. Contractor shall continuously maintain all areas within the project throughout the duration of the required maintenance and establishment periods, until final approval and acceptance at project by the City. ALL precaution shall be taken not to disturb the filled and planted area. The maintenance period shall include the following scope of work and shall conform to all of the maintenance guidelines and specifications per the City of Encinitas guidelines and specifications for landscape development. All shrubs shall be hand -pruned only. No shearing or hedging. All shrubs and vining groundcovers to be allowed to grow natural without pruning into topiary shapes. Contractor to regularly check irrigation heads and controller scheduling to prevent mnoff or over -saturation. GENERAL MAINTENANCE DUTIES SHALL INCLUDE: A. Provide weekly checks of irrigation devices and heads to make sure that they are operational and that the coverage is being maintained at full coverage until establishment is complete. B. Check Batteries on a regular basis to ensure valve and irrigation performance during the life of the project establishment. C. Review all lateral line and head areas to ensure no nozzles are leaking and that there is no low head drainage occuring. D. Adjust ran times weekly or as necessary to ensure establishment, seasonal adjustment, and final ran time setting at 1x per month. E. Maintain project in a safe and hazard -free, non-polluting condition at all times. F. Provide and monitor the scheduling for continuous and appropriate watering runtimes for all plant material. G. Program proper seasonal scheduling and maintenance on the irrigation system. H. Provide consistent removal of all weeds. I. Provide replacements of any dead, dying, or damaged shrubs or trees. J. No trees shall be topped. K. Re -sodding of dead or damaged turf areas at ten (10) day intervals of turf areas to remain. L. Filling and re -compacting of any eroded or settled areas under the supervision of Project Manager. M. Weekly removal of all trash, litter, and foreign debris. N. Weekly mowing of lawns and, it necessary, removal of grass clippings for replacement turf area. 0. Fertilization, as noted, to maintain plants in a healthy and vigorous condition.
