Avenue (APN: 254-302-02-00); PROJECT DESCRIPTION: A public hearing to consider a
request for a Coastal Development Permit to demolish an existing duplex and detached
carport and construct a new single-family residence with an attached garage;
ZONING/OVERLAY: The project site is located within in the Residential 11 (R-11) Zone,
Special Study Overlay Zone and the Coastal Commission Appeal Jurisdiction of the
Coastal Zone; ENVIRONMENTAL STATUS: The project is exempt from environmental
review pursuant to the California Environmental Quality Act (CEQA) Guidelines Sections
15301(l)(2) and 15303(a),which exempts the demolition of a duplex and the construction of

to consider a request for a Tentative Parcel Map and Coastal Development Permit to
convert an existing two-unit duplex on one existing legal lot to a condominium form of
ownership with no proposed structural improvements; ZONING/OVERLAY: The project
site is located within in the North 101 Corridor Specific Plan (N101SP) Residential 20
Zone, and within the Specific Plan and Coastal Overlay Zones; ENVIRONMENTAL
STATUS: The project is exempt from environmental review pursuant to the California
Environmental Quality Act (CEQA) Guidelines Sections 15301(k)) which exempts
division of existing multiple family into common-interest ownership such as a
