NOTICE OF LOT MERGER
(Section 24.76.030 of the Encinitas Municipal Code and Government Code Section 66451.11 E)
IN COMPLIANCE:
The Development Services Department of the City of Encinitas has determined that the parcel
of real property described below has been divided or has resulted from a division in compliance
with the Subdivision Map Act and with provisions of the City of Encinitas Municipal Code.
This Notice of Lot Merger consolidates three underlying lots located at 2595 Manchester
Avenue as described herein as Exhibit "A" into one lot. All underlying lots are located within the
Residential 11 (R-11) Zone and may be merged in accordance with Encinitas Municipal Code
Chapter 24.76 (Lot Merger) and Government Code Section 66451.11 E.
The parcels described herein may be sold, leased, or financed without further compliance with
the Subdivision Map Act or any local ordinance enacted pursuant to the Act. Development of
the parcels may require issuance of a permit or permits, or other grant or grants of approval.
