Parcel B (1495 Summit Avenue - APN: 260-083-83-00) is currently developed with a detached single-family home and detached garage with an office above. Both of the parcels are zoned Residential 8 (R-8), and are located within the Coastal Overlay Zone, as well as the Cultural/Natural Resource Overlay Zone. The R-8 zone specifies a minimum net lot area of 5,400 square feet in size. The lot line adjustment adjusts a common lot line between the two subject lots. Parcel A will result in a new gross lot area of 6,604 square feet (0.15 acre). Parcel B will result in a new gross lot area of 17,971 square feet (0.41 acre) and a new net lot area of 15,358 square feet (0.35 acre). The adjusted parcels will comply with the R-8 development standards. Adjusted Parcels A and B comply with the lot area, lot depth, and lot width standards for the R-8 Zone. Parcel B, which is developed with a single-family residence, will also comply with the required setbacks, lot coverage, and floor area ratio for the R-8 Zone.
