CERTIFICATE OF COMPLIANCE
(Section 66499.35 of the Government Code)
This document is being re-recorded to correct Document No. 2019-
0148079, recorded on April 23, 2019, to include the exhibits.
IN COMPLIANCE:
The Development Services Department of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with the provisions of the City of Encinitas Municipal Code. The parcels
described herein may,be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcels may require issuance
of a permit or permits, or other grant or grants of approval.
This Certificate of Compliance adjusts the lot lines between two existing legal parcels of record. Parcel A
is currently being developed with a single-family residence and Parcel B has an existing single-family
residence with a detached garage. Parcel A is addressed as 1116 Crest Drive (APN 259-261-59-00) and
Parcel B is addressed as 1144 Crest Drive (APN 259-261-15-00). Both parcels are zoned Residential 3
(R-3) and are within the Coastal Zone.
Each parcel has a general plan land use designation and zoning designation of Residential 3 (R-3).
The R-3 zone specifies a minimum net lot area of 14,500-square feet in size. The boundary
adjustment would adjust an existing property line, and would result in a new gross and net lot area for
each parcel. Parcel A would have a gross lot area of 16,039-square feet and net lot area of 15,839-
square feet, Parcel B would have a gross lot area of 28,332-square feet and net lot area of 28,272-
square feet.
The adjusted parcels will comply with the R-3 development standards of lot area, lot depth, and lot width
as well as all setbacks and lot coverage.
