All three parcels are zoned Residential 11 (R-11) and are within the Scenic/Visual Corridor Overlay Zone, Hillside/Inland Bluff Overlay Zone, and Coastal Zone. The R-11 zone specifies a minimum net lot area of 3,950 square feet in size. The lot line adjustments adjust the lot lines between the three underlying lots from an irregular lot configuration to a regular rectangular configuration that is more consistent with the adjacent properties. Parcel 1 will result in a new net lot area of 4,604 square feet, Parcel 2 with a new net lot area of 4,524 square feet, and Parcel C with a new net lot area of 4,567 square feet. The adjusted parcels will comply with the R-11 development standards of lot area, lot depth, and lot width as well as all setbacks.
