The resulting consolidated lot (10,000-square feet) complies with existing development standards of the DESP CM-2 Zone, including lot area, lot width, .lot depth, lot coverage, Floor Area Ratio, and height standards. The existing building meets the front, rear, and interior side yard setbacks but does not meet the street side yard setback which is existing legal nonconforming. The lot consolidation will not expand or extend the existing setback nonconformity.
