IN COMPLIANCE:
The Development Services Director of the City of Encinitas has determined that the parcel of real
property described below has been divided or has resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The parcel
described herein may be sold, leased, or financed without further compliance with the Subdivision
Map Act or any local ordinance enacted pursuant to the Act. Development of the parcel may
require issuance of a permit or permits, or other grant or grants of approval.
The.property is developed with a principal single-family residence and a private stable as an
accessory use with three riding arenas and various accessory structures located throughout the
property. The property has direct access to Olivenhain Road. Public improvements and utility
services are available to serve the site. The property is split-zoned with Residential-8 (R8) in the
northern portion of the property and Rural Residential Flood Plain (RRFP) in the southern portion
of the property.
The property was identified on Final Map No. 11922 dated October 22, 1987 with lot dimensions,
but was labeled "Not A Part." The property is also surrounded by previously subdivided .lots in
