The Development Services Department of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with the provisions of the City of Encinitas Municipal Code. The parcels
described herein may be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcels may require issuance
of a permit or permits, or other grant or grants of approval.
This Certificate of Corpliance adjusts a lot line between two existing legal parcels of record. Parcel 1
(APN 264 - 231- 13 -00), addressed 3331 Dove Hollow Road, has a single - family residence and detached
garage, is adjacent to and west of Parcel 2. Parcel 2, addressed 3355 Dove Hollow Road (APN 264 -231-
14-00), has a single - family house and a pool on site. Both parcels have a zone designation of Rural
Residential (RR).
Section 30.16.010 of the City of Encinitas Municipal Code specifies a minimum net lot area of two acres
for the RR zone. The adjustment to Parcel 1 will result in a new lot area of 4.397 gross acres and for
Parcel 2 a new lot area of 3.516.
The adjusted parcels will comply with the Encinitas Municipal Code (EMC) development standards of lot
area, lot depth, and lot width as well as all setbacks. The boundary adjustment as proposed meets or
exceeds the zoning standards for the RR zone.
