IN COMPLIANCE:
The Planning and Building Department of the City of Encinitas has determined that the parcel of
real property described below has been consolidated in compliance with the Subdivision Map
Act and with provisions of the City of Encinitas Municipal Code. The parcel described herein
may be sold, leased, or financed without further compliance with the Subdivision Map Act or
any local ordinance enacted pursuant to the Act. Development of the parcel may require
issuance of a permit or permits, or other grant or grants of approval.
This Certificate of Compliance consolidates the underlying lots located at 576 North Coast
Highway 101 as described herein as Exhibit "A" into one lot. All underlying lots are located
within the North 101 Corridor Specific Plan Commercial Mixed-Use 1 (N-CM-1) Zone, and the
resulting lot will comply with all standards set forth in the North 101 Specific Plan for the N-CM-
1 Zone.
