The parcels described herein may be sold, leased, or financed without further compliance with the Subdivision Map Act or any local ordinance enacted pursuant to the Act. Development of the parcels may require issuance of a permit or permits, or other grant or grants of approval. This Certificate of Compliance is for purposes of a boundary adjustment for the modification of common property lines between Parcel A, Parcel B and Parcel C and the resulting lots will comply with the required standards pertaining to minimum lot size and dimensions. The subject properties are located at 765 and 759 Val Sereno Drive and 3120 Circa De Tierra within the Rural Residential (RR) Zone (APNs: 264-190-29 and -44; 264-250-19). The adjustment to Parcel A will result in a new lot area of 14,760 square feet. The adjustment to Parcel B will result in a new lot area of 16,685 square feet. Parcel A and Parcel B are part of Map 6323 that were approved as a PRD with a range of lot area types from approximately 7,000 square feet to 18,000 square feet. Both resulting parcels within Map 6323 after the adjustment will comply with the Planned Residential Development (PRD) standards. Parcel C is part of Map No. 7531 that was also approved as a PRD with a range of lot area types from approximately 52,000 to 143,000 square feet. The adjustment to Parcel C will result in a new lot area of 85,842 square feet consistent with PRD standards. The project subdivision was originally approved under the County of San Diego as part of Case No. 70-008 MUP. The resulting lots will meet the setbacks outlined within the PRD.
