hereinafter called GRANTOR,- , do(es) hereby grant,convey and dedicate to the COUNTY OF SAN DIEGO, State of
California, hereinafter called GRANTEE, the right of way and incidents thereto for a public highway upon, over and
across that certain real property in the County of San Diego, State of California, described as follows:

That portion of Lots 1 and 2 of Section 3, Township 13 South, Range 4 West;
San Bernardino Base and Meridian, in the County of San Diego, State of
California, according to United States Government Survey approved April 19,
1891, said portion being described as follows:
Commencing at the Northwesterly corner of said Lot 2; thence along the
Northerly line of said Lot 2 North 89 °46'56" East, 307.51 feet (North
89 046'32" East, 306:96 feet per Document No. 84- 012912 recorded January 12,
1984 in the Office of the County Recorder of said County) to the TRUE POINT
OF BEGINNING; thence continuing along the Northerly line of said Lot 2 North
89 046'56" East, 651.11 feet to the Southerly section corner common to Sections
34 and 35, Township 12 South, Range 4 West, San Bernardino Base'& Merldian,,said
point being an angle point in the Northerly line of said Section 3; thence
from said section corner and continuing along said Northerly line, North
89 046'38" East, 340.05 feet; thence leaving said Northerly line South 00 °13'2 ?"
East, 50.00 feet; thence South 89 046'38" West, 60.00 feet; thence North 00013'21."

89 °46'56" West, 651.11 feet to a point on the right -of -way of that existing
easement granted to the County of San Diego for "Easement for County Highway"
per said Document No. 84- 012912; thence along the boundary of said easement.

84- 012912) to the TRUE POINT OF BEGINNING.

The Grantor hereby further grants to the County of San Diego the privilege and right to extend drainage structures and
excavation and embankment slopes beyond the limits of the herein described right- of•way where required for the con-
struction and maintenance of said County Highway. RESERVING unto grantor of the above described parcel of land,
his successors or assigns, the right to eliminate such slopes and /or drainage structures or portions thereof, when in the
written opinion of the County and /or District Engineer of Grantee, the necessity therefore is removed by substituting
other protection, support and /or drainage facility, provided such substitution is first approved in writing by said
Engineer(s). '
The Grantor hereby further grants to Grantee all trees, growths (growing or that may hereafter grow), and road buildino
materials within said right-of-way, including the right to take water, together with the right to use the same in such
manner and at such locations as said Grantee may deem proper, needful or necessary, in the construction, reconstruction,
improvement or maintenance of said highway. } wr
The Grantor, for himself, his successors and assigns, hereby waives any claim for any and all damages to Grantor's re-
maining property contiguous to the right-of -way hereby conveyed by reason of the location, construction, landscaping
or maintenance of said highway, .�
