ATTA W. STEWART, a widow
hereby grant(s) to LEUCADIA COUNTY WATER DISTRICT, a political subdivision
situated in San Diego County, California, an easement for the construction,
operation, maintenance, repair and replacement of a sewer pipeline or pipe-
lines; manholes, laterals and appurtenances, and the right of ingress and NO FEE
egress for such purposes (together with the right to clear and keep clear
said easement from trees, buildings and other structures), in, over, under
and across the hereinafter described lands.
Said easement is situated in the County of San Diego, State of California
and is more particularly described as follows:
An Easement for sanitary sewer purposes under and upon a strip of land 10 feet
wide located in Lot 3 of Block 7 of SOUTH COAST PARK in the County of San Diego,
State of California, according to Map thereof No- 1776 filed in the Office of the
County Recorder of San Diego County, January 11, 1924 and being more particularly
described as follows:
Beginning at the Northwest corner of said Lot 3; thence along the Westerly line
thereof South 150 46' 31" East, 359.00 feet; thence leaving said Westerly line
at right angles North o 40 13' 29" East, 10.00 feet; thence parallel to said'
Westerly line North 15 46' 31" West, 111.09 feet to a point on a 205.00 foot
radius curve through which a radial bears South 15° 46' 31, East; thence
Easterly along the arc of said curve through a central angle of 1°9° 44' 49" for
an arc - length of 70.65 feet- thence tangent to said curve North 54 28 40 East,
36.58 feet; thence South
35' 31' 20" East, 42.00 feet;
thence North 54° 28' 40"
East, 10.00 feet thence North 350 31' 20" West, 52.00 feet; thence South 540 23'
40" West, 46.58 feet to the beginning of a tangent 195.00 foot radius curve;
thence along the arc of said curve through a central angle of 19 441 49" for an
arc - length of 67.21 feet to a point through which a radial bears South 15° 46'
31" East; thence radial to said curve North 150 36' 41" West, 234.97 feet to a
point on the Northerly line of said Lot 3; thence westerly along said Northerly
line North 890 21' 52" West, 10.43 feet to the Point of Beginning.

Grantor (s) and her successors in interest shall not erect or con-
struct, or permit to be erected or constructed, any building or other structure,
plant any tree or trees, or drill any well or wells, within the limits of said
easement. Grantor (s) and her successors in interest shall not increase
or decrease, or permit to be increased or decreased, the existing ground elevations
of said easement without the previous written consent of the Grantee. Grantor (s)
agrees that no other easement shall be granted, in, over, under or across the
above described property and easement by the Grantor (s) or her
successors in interest without the previous written consent of the Grantee.
