Clarence Mirr and Maxine Mirr
hereby grant(s)!. to•LEUCADIA COUNTY WATER DISTRICT, a political
subdivision situated in San Diego County, California, an easement for the construction, operation, maintendnce, repair and
replacement of a sewer pipeline or pipelines.and appurtenances,
and the right of ingress and egress for suchipurposes (togetheiq
with the right to clear and keep clear said easement from tree6,
buildings and other structures), in, over, under, and across
the hereinafter described lands.
Said easement is situated in the County of San-Diego, State of
California, and is more particularly described as follows:
the Northerly
15 feet of the Easterly 20 feet of that portion of Lot
in Block 10 of South Coast Park No. 2, in the- County of
San Diego, State of California, according to Map thereof
No. 1859, filed in the office of the County Recorder of
San Diego County, September 21, 1925, described as follows:
Beginning at the Northeasterly corner of said Lot 5, being
a point in that 170 foot radius curve concave Northeasterly
in the Northeasterly line of said Lot 5, the radius of said
curve bearing South 16049110" West to said Northeasterly
corner-, thence Northwesterly along said curve 49.10 feet
through an angle of 16033' to the most Northerly corner of
that parcel of land described in deed to First Trust and
Savings Bank of Pasadena recorded May 28, 1946, as Document
No. 57237 in Book 2139, page 103 of Official Records;
thence along the Northwesterly line of said parcel South
74°16'30" West 146.99 feet to the Northeasterly line of
Neptune Avenue; thence along said Northeasterly line South.
28047115" East 270.91 feet to the beginning of a tangent
420 foot radius curve concave Westerly; thence Southerly
along the Easterly line of said Neptune Avenue, and along
said curve 85.72 feet to the true point of beginning;, hence
continuing Southerly along said curve 100.00 feet; the^.ce
North 74016130" East to the Easterly line of said Lot 5;
thence along said Easterly lot line North 15043130" West
to a lire which bears North 74016130" East from the true
point of beginning; thence South. 74016130" West to the
true point of beginning.

Grantors) and thTr successors in interest shall-not erect
or construct, or permit to be erected or constructed, any
building or other'structure, plant any tree or trees, or drill
any well or wells] within the limits of said easement. Grantor(s)
and their successors in interest shall not increase or de-
crease, or permit to be increased or decreased, the existing
ground elevations of said easement without the previous written
consent of the Grantee. Grantor(s) agrees that no other ease-
ment shall be granted, in, over, under or across the above
described property and easement by the Grantor(s) or rhgjr
successors in interest without the previous written consent of
the Grantee.
