hereinafter called "Grantor ",
for valuable consideration, grant(s) to San Diego Gas & Electric Company, a corpora-
tion, hereinafter called "Grantee ", an easement and right of way in, upon, over,
under and across the lands hereinafter described to excavate for, place, lay,
construct, reconstruct, replace, repair, maintain and use at any time and from
time to time underground conduits, vaults, manholes, handholes and junction boxes
with wires and cables placed therein, and necessary aboveground structures, together
with their necessary fixtures and appurtenances, for the transmission and distri-
bution of ELECTRICITY and for all other purposes connected therewith, and also for
pipeline(s) for the transmission and distribution of GAS, together with all necessary
f and proper fixtures and equipment for use in connection therewith, at such locations
and elevations, in, upon, over', under and across the hereinafter described easement
and right of way as Grantee may now or hereafter deem convenient and necessary at
any time and from time to time, together with the right of ingress thereto and
egress therefrom by a practical route or routes in, upon, over and across the
hereinafter described lands, together with the right to clear and keep clear said

easement and right of way from explosives, materials, buildings or other
structures, implements or obstructions, without limiting the generality of
the foregoing.
The lands in which said easement and right of way is hereby granted are
situated in the County of Sari Diego State of California, and are
particularly described as follows:
Parcel 4, as shown on Parcel Map No. 2479, filed
March 21, 1974 at File No. 71004 in the office of the County
Recorder of said County of San Diego, being a portion of the
Southwest Quarter of the Northeast Quarter of Section 14,
Township 13 South, Range 4 West, San Bernardino Meridian.

The said easement and right of way in the afore-
lands shall be 8.00 feet in width being 4.0o feet measured

Grantor shall not erect or construct, or permit to be erected or constructed,
any building or,other structure, plant any tree, or drill any well, within the Q `
limits of said easement and right of way.
Grantor shall not increase or decrease the ground surface elevations within
this easement and right of way, without written consent of the Grantee. H
Grantor shall clear and keep clear said easement and right of way from

explosives, materials, buildings, or other structures, implements or obstructions D) {
without limiting the generality of the foregoing.
Grantee shall have the right to trim and cut trees, foliage and roots upon

and from within this easement and right of way whenever in Grantee's judgment the
same shall be necessary or proper for the convenient and safe exercise of the
rights herein granted.
The terms, covenants and conditions of this easement and right of way shall
be binding upon and inure to the benefit of the heirs, successors or assigns of the
parties.
