IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the parcel of real property
described below has been divided or has resulted from a division in compliance with the Subdivision Map
Act and with provisions of the City of Encinitas Municipal Code. The parcel described herein may be sold,
leased,or financed without further compliance with the Subdivision Map Act or any local ordinance enacted
pursuant to the Act. Development of the parcel may require issuance of a permit or permits, or other grant
or grants of approval.
Chapter 30.16 (Residential Zones) specifies a minimum lot size of 14,500 square feet and minimum lot
dimensions of 80 feet in width and 100 feet in width for the subject Residential-3 (R-3) zone. This
Certificate of Compliance applies to the subject parcel in compliance with the required standards pertaining
to minimum lot width (90 feet) and depth (112 feet) but legally nonconforming in regards to lot area
(approximately 10,083 square feet). Development may be proposed in compliance with all applicable
standards of the subject R-3 zone.
