GRANT DEED - EASEMENT
FOR VALUABLE CONSIDERATION, receipt of which is hereby
acknowledged, 1320 SUMMIT AVENUE, LLC, a California limited liability
company ("Grantor"), hereby grants to MARK LANGER, an unmarried man as his
sole and separate property, his heirs, successors and assigns ("Grantee"), and the
property described in Exhibit A attached hereto and incorporated herein ("Grantee's
Property"), an easement and right of way running with the land for ingress, egress,
driveway and underground utilities, limited to power, telephone and cable lines and
appurtenances thereto, and for landscaping (including irrigation thereof), if any, and
maintenance purposes under, along and across those portions of the property described
in Exhibit B attached hereto and incorporated herein, and as depicted on Exhibit C
attached hereto and incorporated herein. Said easement and right of way shall be
appurtenant to and for the benefit of the Grantee's Property, however, that in the event
of the Grantee's Property

is subdivided further, this grant shall be limited to only on (1) subdivided lot on the
Grantee's Property and not front on Summit Avenue.
This Grant Deed—Easement, and all amendments and supplements to it, may be
executed in counterparts, and all counterparts together shall be construed as one
