1878 Orchard Wood Road—Hyndman Residence Drainage Study:

The existing conditions at 1878 Orchard Wood Road are as follows:
SURVE'Y'ORS
The site is not within the 100 year flood plan.
The current back yard is approximately 15' wide from the back of the house to the
existing fence. The fence is located at the top of a 2:1 slope that extends approximately
15' to the property line. The existing back yard area has no subsurface drainage system.
The yard absorbs the rainfall until saturation. Additional rainfall is gathered by two earth
swales that direct the drainage to the front of the house and into the Orchard Wood Road
drainage system.
The proposed improvements are designed to extend the usable back yard an additional
15' to the property line. The existing Eucalyptus trees at the property line are diseased
and shall be removed by the owner. The area to be improved currently drains down a 2:1
slope to the adjacent property. The adjacent property is an equestrian center which is
bisected by Encinitas Creek. During a 100 year event,a minimal amount of water would
leave the existing site and make it to Encinitas Creek.
The proposed improvements will reduce the existing drainage movement to the
equestrian center. The 2:1 slope will be removed and brought level to the existing yard.
The additional yard area will slope toward the retaining wall at the north property line at
a minimal slope of 1%. This will allow the water to be saturated into the soil. At the soil
saturation point,the water will flow into the drainage system in place behind the retaining
wall(see sheet C-2). The water will seep into a 4"perforated drainage pipe along the top
of the wall footing. The pipe will outlet through weep holes in the wall toward the
equestrian center,following the existing drainage path. In a major storm event or if the
wall drainage system were to fail,the area will drain over the wall and will not impact the
existing residence. The wall is a consistent elevation, 114',which will allow it to act as a
weir and minimize point source impacts to the adjacent site.
