The undersigned, John S. Knipe and Jeanette Knipe
husband and wife, as joint tenants
as Grantor, of County of
State of for and in consideration of the
sum of one dollar ($1.00) lawful-money of the United States, paid
by San Dieguito Irrigation District, an irrigation district or-
ganized and existing under and by virtue of the laws of the State
of California, as Grantee, receipt whereof is hereby acknowledged,
does hereby grant unto said San Dieguito Irrigation District, its
successors and assigns an easement of right of way in, upon, over
and across the lands hereinafter described, for the purpose of
locating, relocating, constructing, reconstructing, maintaining,
operating, inspecting and repairing a pipe line or pipe lines,
and all fixtures and appurtenances incidental thereto for use in
connection therewith, for the transmission and distribution of
water and all uses and purposes incidental thereto, together with
the right of ingress thereto and egress therefrom, to and along
said right of way, together with the right to clear and keep clear
said right of way from buildings, structures, explosives, trees,
and other material or growths detrimental to the uses herein
granted.
The lands in which such easement of right of way is hereby
granted are situated in the County of San Diego, State of Califor-
nia and particularly described as follows, to wit:
That portion of the Northwest Quarter of the Southwest
Quarter of Section 10, Township 13 South, Range 4 West, San
Bernardino Meridian, in the County of San Diego, State of
California, according to United States Government Survey
approved April 19, 1881, described as follows:
Beginning at a point in the East line of said Northwest
Quarter of Southwest Quarter, distant thereon North 1
East 660 feet from the Southeast corner of said Northwest
Quarter of Southwest Quarter; thence North 89 West
parallel with the South line of said Northwest Quarter of
Southwest Quarter a distance of 660 feet; thence North 1 0 02'
East 153.26 feet.to a point in the Southeasterly line of the
land conveyed to Herbert G. Stewart, by deed dated April 16,
1929, recorded in Book 1616, page 349 of Deeds; thence North
60 0 00' East along said Southeasterly line, 770.09 feet to
the East line of said Northwest Quarter of Southwest Quarter
of Section 10; thence South 1 .'iVest along said East line,
541.46 feet -to the point of beginning.
EXCEPTING therefrom, .that portion described as follows:
Beginning at a point o&`the.East line of said Northwest
Quarter of Southwest Quarter, distant thereon North 1
East 853.5 feet from the Southeast corner of said Northwest
Quarter of Southwest Quarter; thence North 89 West
parallel with the South line of said Northwest Quarter of

oint tenants, by dead recorded February 28, 1952 in Book
366, page 228 of Official Records, described as follows:
Beginning on the East line of Northwest Quarter of
Southwest Quarter, distant thereon North 1 0 02' East 853-5
feet from the Southeast corner of said Northwest Quarter of
Southwest Quarter; thence North 89 West parallel with
the South line of said Northwest Quarter of Southwest
Quarter 200.00 feet; thence South 1 0 02' West parallel
with the East line of said Northwest Quarter of South
west Quarter 75 feet; thence South 89 East parallel
with the South line of said Northwest Quarter of Southwest
Quarter 200.00 feet to East line of said Northwest Quarter

The route of said easement of right of way across the afore-
said lands shall be as follows:
A strip of land 25 feet in width lying 12.5 feet on
either side of the following described center line:
Beginning at a point in the northerly line of the
North one -half; said point being North 89 West 330.06
feet, measured along the said northerly line from the point
of intersection with the center line of Saxony Road as shown
on San Diego County Road Survey No, 700 on file in the of-
fice of the Surveyor of said County; thence South 33034'
East 0.90 feet to the beginning of a curve concave to the
West and having a radius of 490 feet through a central angle
of 22 "; thence southerly along said curve 194.77
feet to a point; thence South 10 0 47'30 tP East along a line
tangent to said curve 480.5 feet, more or less, to a point
in the southerl line of said North one -half said point
being North 8903' West, measured along the said southerly
line of the North one -half, 154.6 feet, more or less, from
the point of intersection with the above described center
line of Saxony Road.
