FOR A VALUABLE CONSIDERATION, receipt of which is
hereby acknowledged, ENCINITAS MEDICAL- DENTAL BUILDING
CORPORATION, GRANTOR hereby grants and conveys to SAN DIEGUITO
IRRIGATION DISTRICT, GRANTEE, an easement for water line purposes
as more particularly described below, over and across two parcels of
real property owned by Grantor, which parcels are described below as
Parcels 1 and 2:
PARCEL l:
All that portion of the Southeast Quarter of the Southwest Quarter of
Section 15, Township 13 South, Range 4 West, San Bernardino Meridian,
in the County of San Diego, State of California, according to United States
Government Survey, approved April 19, 1881, which lies Westerly of the
Westerly line of the land described in deed to the State of California,
recorded February 26, 1963 under Recorder's File No. 33111.
EXCEPTING THEREFROM the Southerly 840 feet.
PARCEL 2:
The Southerly 840 feet of the Easterly 207. 40 feet of the Westerly 622, 27
feet of the Southeast Quarter of the Southwest Quarter of Section 15, Town-
ship 13 South, Range 4 West, in the County of San Diego, State of California,
according to United States Government Survey, approved April 19, 1881.
The Easterly line of said parcel being parallel with the Westerly line of
said Section 15 and the Northerly line of said parcel being parallel with the
Southerly line of Section 15.
The easement granted is a right of way for water pipe line purposes over,
upon and under a continuous strip of land 15 feet wide, the center line of
said 15 foot strip being described as follows:
Beginning at the intersection of the Westerly line of said Southeast Quarter
of the Southwest Quarter of Section 15, Township 13 South, Range 4 West,
with the North line of the South 852. 50 feet of said Southeast Quarter of the
Southwest Quarter; thence Easterly along said North line 597. 33 feet; thence

at right angles Southerly 12. 50 feet to the South line of Parcel 1 described
above; thence Southerly along a line which is parallel with and 25 feet
Westerly of the East line of Parcel 2 described above, a distance of
475. 92 feet to the end of the herein described right of way.
Grantor further grants to Grantee an easement in gross across a strip of
land 17. 5 feet wide, which lies between the Easterly property line of Parcel
2 and the Easterly line of the easement described hereinabove, to permit
the owner or owners of the property adjacent to the East of Parcel 2 to
install water -line connections to the water -line installed in the easement
described hereinabove, upon the condition that any such owner shall pay to
the Grantor, or its successor in interest, a sum of money which shall. be
calculated by multiplying $7, 992. 00, which is the total cost of the installa-
tion as incurred by Grantor, by a fraction of which the numerator shall be
the number of feet lineal frontage of such owner along the Easterly boundary
of Grantor's Parcel 2 not in excess of 488. 42 feet, and'the denominator
shall be twice the number of lineal feet of the water -line installed in the
easement, that is: 2171. 5 feet. This easement in gross is for the benefit
only of the land presently lying between the Easterly property line of Parcel
2 and the Westerly property line of the land described in the Deed to the
State of California recorded February 26, 1963, under Recorder's File No.
33111, and which lies to the North of the presently existing public road known
as Santa Fe Drive.
Grantor further grants to Grantee an easement in gross across the Southerly
5 feet of Parcel 1 above described to permit the owner or owners of the
property adjacent to the South of Parcel 1 to install water -line connections
to the water -line installed in the easement described hereinabove upon the
condition that any such owner shall pay to the Grantor, or its successor in
interest, a sum of money which shall be calculated by multiplying $7, 992. 00,
which is the total cost of the installation as incurred by Grantor, by a frac-
tion of which the numerator shall be the number of feet of lineal frontage of
such owner along the Southerly boundary of Grantor's Parcel 1, and the
denominator shall be twice the number of lineal feet of the water -line installed
in the easement, that is: 2171. 5 feet. This easement in gross is for the
benefit only of the land presently lying to the South of the Southerly property
line of Parcel 1 above described.

Warren Rapp, of your office, recently informed us that two (2) of our traffic control signs
were installed directly over your water easement on the west side of our new Emergency
Room building addition. Relocating these signs away from your easement would not
accomplish the purpose for which they were intended, primarily traffic safety and directions
to the Emergency Room and other medical facilities on the campus.
We regret that this location may cause you inconvenience. In the future should you have
to excavate at this exact location, however, we can assure you that upon notification we
would assume all responsibility for the removal of the signs and hold the Water District
harmless for any liability that this location might cause.
In view of the above we trust that you will allow these signs to remain as installed. Please
contact me at 457 -6324, should you have any questions.
