IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The parcels
described herein may be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcel may require
issuance of a permit or permits, or other grant or grants of approval.
It has been determined that the subject property meets the standards for the conversion of real property
to condominiums pursuant to Chapter 24.40 of the City of Encinitas Municipal Code. This project is 'a
common interest subdivision in accordance with Section 1351 of the California Civil Code, the
maximum number of units is two. Future property buyers should contact the City of Encinitas to
determine any potential restrictions on alterations, modifications or additions to the individual units.
The recording of this Certificate of Compliance also serves as notice that the Notices of Violation
recorded as Documents 2002-1074012 and 2002-1074013 are hereby released since the deeds
referenced in the Notices of Violation have been corrected by the recordation of Documents 2008-
~570 7716 1and 2008- M 716 l7 on February 12, 2008.
