NOTICE OF LOT MERGER
I') (Section 24.76.030 of the Encinitas Municipal Code)
IN COMPLIANCE:
The City initiated a lot merger on behalf of the property owner for two (2) existing legal lots within
the R-15 Zone and in accordance with Chapter 24.76 (Lot Merger) and Government Code Sections
66451.10 and 66451.12. The City Council directed staff to proceed with a Certificate of Compliance
for purposes of consolidating two (2) existing legal lots into one (1) legal lot, and results in a lot of
5,000 square feet with a width of 50 feet and depth of 100 feet. The parcel described herein may be
sold, leased, or financed without further compliance with the Subdivision Map Act or any local
ordinance enacted pursuant to the Act. Development of the parcel may require issuance of a
permit or permits, or other grant or grants of approval.
Owner: Beau Menvielle and Michelle Menvielle

NOTE: The plat in Exhibit "B" and legal description in Exhibit "A", attached, have been provided
by the owners of the property, and neither the City of Encinitas nor any of its officers or employees
assumes any responsibility for the accuracy of said descriptions.
This Notice of Lot Merger shall in no way affect the requirements of any City, County, State,
Federal, or local agency that regulates development of real property.
