IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the parcel of real
property described below has been divided or has resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The parcel
described herein may be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcel may require
issuance of a permit or permits, or other grant or grants of approval.
This Certificate of Compliance consolidates the underlying lots as described herein (Exhibit "A") into
one lot. All underlying lots are located within the North 101 Corridor-Commercial Residential (N-
CRM-1) zone, and the resulting lot will comply with all standards set forth in the Municipal Code for
the N-CRM-1 zone.

THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE CITY OF
ENCINITAS, COUNTY OF SAN DIEGO, STATE OF CALIFORNIA, AND IS
DESCRIBED BELOW AS FOLLOWS:
Parcel 1:
Lots 5 to 12 inclusive in Block 28 in North Leucadia, in the County of San Diego,
State of California, according to Map thereof No. 524, filed in the Office of the
County Recorder of San Diego County, April 6, 1888, and of the portions of the
vacated streets and alley adjoining and in said Block vacated and closed to
public use November 19, 1915 by Order of the Supervisors of San Diego County,
included within the following described boundaries:
Commencing at a concrete monument on the East boundary line of Neptune
Avenue, according to Subdivision of South Coast Park No. 5, in the County of
San Diego, State of California, according to Map thereof No. 2078, filed in the
Office of the County Recorder of San Diego County, November 21, 1927 at the
point of junction of said Map No. 2078 and South Coast Park No. 4, Map No.
2049, being also the Southwest corner of the Northwest Quarter of Section 4,
Township 13 South, Range 4 West, San Bernardino Meridian; thence South
89°24'30: East along the North boundary line of South Coast Park No. 4, Map
No. 2049, 573.66 feet to the Southeast corner of the Parcel deeded to Dolly K.
Land and recorded in Book 1000, Page 382 of Official Records of said County of
San Diego; thence North 15047'15" West along the East boundary of the Parcel
aforementioned as deeded to Dolly K. Land, 413.42 feet to a point 240.00 feet

which point is the True Point of Beginning; thence North 74°11'45" East 250.74
