The Planning and Building Director of the City of Encinitas has determined that the parcel of real
property described below has been divided or has resulted from a division in compliance with the
Subdivision Map Act and with the provisions of the City of Encinitas Municipal Code. The parcel
described herein may be sold, leased, or financed without further compliance with the Subdivision
Map Act or any local ordinance enacted pursuant to the Act. Development of the parcel may
require issuance of a permit or permits, or other grant or grants of approval.
Chapter 3.2.3 (Mixed Use Zones) of the Downtown Encinitas Specific Plan requires a minimum lot
size of 3,200 square feet and minimum lot dimensions of 80 feet in depth and 40 feet in width for
the subject Commercial Mixed - First Street (D-CM-1) zone. This Certificate of Compliance is to
consolidate three existing legal lots into one legal lot, in compliance with the required standards
pertaining to minimum lot size and dimensions.
Owner: Joseph Ragone and Rosemary Ragone, husband and wife as joint tenants.
