(Section 66499.35 of the Government Code)
The Planning and Building Director of the City of Encinitas has determined that the parcel of real
property described below has been divided or has resulted from a division in compliance with the
Subdivision Map Act and with the provisions of the City of Encinitas Municipal Code. The parcel
described herein may be sold, leased, or financed without further compliance with the Subdivision
Map Act or any local ordinance enacted pursuant to the Act. Development of the parcel may
require issuance of a permit or permits, or other grant or grants of approval.
Chapter 30.16 (Residential Zones) specifies a minimum lot size of one acre and minimum lot
dimensions of 150 feet in depth and 110 feet in width for the subject Rural Residential 1 (RR-1)
zone. This Certificate of Compliance applies to one parcel in compliance with the required
standards pertaining to minimum lot area, width and depth. Development may be proposed in
compliance with all applicable standards of the subject RR-1 zone.
Owner: Kathryn A. Harris, an unmarried woman and James P. E. Waggaman, an unmarried
man, as tenants in common.

California, according to United States Government Survey thereof in 1881, described as

Commencing at the Northwest corner said Section 14, as said corner is defined by the
location of a 1 1/2" iron pipe stamped "G.O.B. NW COR SEC 14 OCT 1928" shown on
Record of Survey Map No. 11782 filed in the Office of the Recorder of San Diego
County on September 8, 1988 (RoS 11782) as being accepted for the Northwest corner
of said Section 14; thence South 0°42'43" West (South 0°45'40" West per RoS 11782)
along the Westerly line of said Section 14 and the Easterly boundary line of the land
shown on Record of Survey Map No. 11782, 190.82 feet to the True Point of Beginning;
