IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the parcel of real
property described below has been divided or has resulted from a division in compliance with the
Subdivision Map Act and with the provisions of the City of Encinitas Municipal Code. The parcel
described herein may be sold, leased, or financed without further compliance with the Subdivision
Map Act or any local ordinance enacted pursuant to the Act. Development of the parcel may require
issuance of a permit or permits, or other grant or grants of approval.
Section 30.16.010 of the City of Encinitas Municipal Code specifies a minimum lot size of 3,950
square feet and minimum lot dimensions of 90 feet in depth and 40 feet in width for the subject R-11
(Residential 11) zone. This Certificate of Compliance is for the purposes of consolidating two (2)
existing legal lots into one (1) legal lot, and results in a lot in compliance with the required standards
pertaining to minimum lot size and dimensions.

Diego, State of California, according to Map thereof No. 1334, filed in the Office of the
County Recorder of San Diego County, May 12, 1911, more particularly described as
follows:
BEGINNING at the most Easterly corner of said Lot 24, said point being at the intersection
of the Southwesterly line of Edinburg Avenue having a width of 40 feet and the
Northwesterly line of Liverpool Drive having a width of 50 feet as shown on said Map No.
1334, thence along the Southeasterly line of said Lot 24, South 59°22'10" West 100.06
feet (100' Map 1334) to the most Southerly corner of said Lot 24, said point also being on
the Northeasterly line of an alley 15 feet in width as shown on said Map No. 1334; thence
