CERTIFICATE OF COMPLIANCE
(Section 66499.35 of the State of California Government Code)
IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the real property
referenced below has effectively been consolidated into a single parcel as the result of the issuance
of certain building permits for the construction of certain improvements over and across lot
boundary lines defining the real property in its original subdivided condition. This Certificate
perfects those permit actions by certifying the consolidation of the two (2) underlying lots into one
(1) parcel. In addition, this Certificate will cause to avoid the creation of any non-conformity or any
intensification of any existing non-conformity relative to the effective zoning development
standards for the R-11 zone, and which might otherwise result from an application of the zoning
development standards to the real property in its original subdivided composition. This Certificate
relates only to matters of compliance with the State of California Subdivision Map Act, as is more
specifically referenced above by Government Code reference, and the applicable local ordinances
adopted pursuant to the Map Act. The real property may be sold, leased, or financed without
further compliance with the Subdivision Map Act or any local ordinance enacted pursuant thereto.
Any development of the property may require the issuance of permits or other grants of approval.
