0CA IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the real properties
referenced below, which have resulted from a Boundary Adjustment (Case No. 09-041 BA/CDP)
!j for the adjustment of certain lot lines affecting the subject lots, are compliant with the provisions of
the Subdivision Map Act and the City of Encinitas Municipal Code. The real properties may be
sold, leased, or financed without further compliance with the Subdivision Map Act or any local
ordinance enacted pursuant to the Act. Any future development of the properties may require the
issuance of permits or other grants of approval.
The subject properties are zoned Single Family Residential under the Encinitas Ranch Specific
Plan Zoning Ordinance. The applicable zoning standards specify a minimum lot area (net) of
8,000 square feet and minimum lot dimensions of 70 feet wide and 100 feet deep. The minimum
yard area setbacks are 20 feet for the front, 10 feet for the interior sides, 15 feet for the street
sides, and 25 feet for the rear. The maximum lot coverage is 40%. Under this Certificate of
Compliance, each of the lots referenced below are found to be compliant with these zoning
standards.
