Smith, Management Analyst SUBJECT: Adoption of Resolution No. 2001-I1, Application for rlnnexation to the Cardiff Sanitation District of 5.5 Acres Located at thP Southwest Comer of EI Camino Real and T'ennis Club Drive - Mr. Stuarc Grauer Annexation (Assessor's Parcel No. 262-160-17). ~ BACKruRaZlNU: The appli.ant, Mr. Stuazt Grauer, is requesting annexation of 5.5 acres of propeny into thc Cardiff Sanitation District. Annexation to the Cardiff Sanitation District is a condition of approval of Case No. 98-236 MUP/DR/CDF/EIA, approved by the Planning Commission on - May 17, 2001. The development project consists of phased construc!ion of a private school ~ faciliry, comprised in the final phase of two buildings totaling approximately 22,000 sq. ft.. In conjunction with this development, the applicant will extend the sewer tnain approximatcly 100', on-site only. The cost of the sewer improvemcnts will be financed entirely at thc erpense of the developer. T'he Pianning Commission reviewed the Environmental ]nitiat Study prepared ior the project and determined that, with the incorporation of mitigation measures, the environmental impacts of the project would be insignificant and adopted a iviitigated Negative Declaration. ANALYSIS: The proposed annexation is in conformance with the Cardiff Sanitation Board's policy 1"or annexations of legal size lots and is wit:?in the Disuict's sphere of influencc. ~ CJ . ► ~.i ~ FISCAL AND STA,FF EMPACTS: The annexation will generate $700 in processing Fee revenuec and 53417/LP)U in capaciry fee revenues to the Distiict.
