CERTIFICATE OF COMPLIANCE
(Section 66499.35 of the Government Code)
IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the parcel of real property
described below has been divided or has resulted from a division in compliance with the Subdivision Map
1 Act and with provisions of the City of Encinitas Municipal Code. The parcel described herein may be sold,
leased, or financed without further compliance with the Subdivision Map Act or any local ordinance
\~14~ enacted pursuant to the Act. Development of the parcel may require issuance of a permit or permits, or
~i other grant or grants of approval.
This project is a common interest subdivision consisting of not more than two (2) residential units and one
(1) commercial unit pursuant to Section 1351 of the California Civil Code. Future property buyers should
contact the City of Encinitas to determine any potential restrictions on alterations, modifications or
additions to the individual units.
This project is a condominium conversion that includes conversion of legal nonconforming residential
use. Pursuant to Municipal Code Chapter 30.76 (Nonconformities), specific restrictions are placed on
alterations, modifications and additions to nonconforming uses. Future property buyers should contact
the City of Encinitas to determine any potential restrictions on alterations, modifications or additions to
the individual units.
It has been determined that the subject property meets the standards for the conversion of real property to
condominiums pursuant to Chapter 24.40 of the City of Encinitas Municipal Code.
