IN COMPLIANCE:
The Planning & Building Director of the City of Encinitas has detennined that the parcel of real
property described below has been divided or has resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The parcel
described herein may be sold, leased, or financed without funher compliance with the Subdi\'ision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcel may require

Section 3.1.2.B of the North lOl Corridor Specific Plan specifies a minimum lot size of 6,000 sq. ft.

101 Corridor Specific Plan-Commercial Mixed 2) zone. This Cenificate of Compliance applies to one
parcel in compliance with the required standards pertaining to minimum 10\ size and dimensions.

City of Encinitas, County of San Diego, State of California, according to Map No. 1845, filed
in the Office of the County Recorder, July 18,1925; thence along the southerly boundary
of Lot 14 North 62'04'33" East 101.49 feeltothe westerly boundary described in said deed,
being also the POINT OF BEGINNING; thence along the boundaries conveyed in said
