IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has
determined that the 2 parcels of real property described below HAVE
been divided or HAVE resulted from a division in compliance with
the Subdivision Map Act and with provisions of the city of
Encinitas Municipal Code.
It has been determined that the sUbject property meets the
standards of nonconforming lots pursuant to section 30.76.080 of
the City of Encinitas Municipal Code. This Certificate of
Compliance is recognizing that the lots described herein were
legally established and are determined to be separate legal lots.
However, given that a single family home currently occupies
portions of both lots, the lots are hereby consolidated, until such
time that said structure is removed, or made to comply with lot
line setback standards. Upon such compliance, the subject lots
shall revert to seperate legal lots, as described herein.
