The Director of Community Development of the city of Encinitas has
determined that the parcel of real property described below has
been divided or resulted from division of property in compliance
with the SUbdivision Map Act and with the provisions of the City of
Encinitas Municipal Code. This determination is supported by Map
No. 2114 of Palomares Heights Recorded in the Office of the County
Recorder of San Diego County on June 19, 1928, and by a Grant Deed
Recorded with the County of San Diego in Book 3250 Page 234 of the
Official Records as Document No. 60370 on July 8, 1949 pursuant to
regulations in effect at that time.
It has been determined that the property meets the Development
Standards for the Rural Residential-1 zoning District. However,
prior to development of the property, it must be demonstrated that
access can be provided and that utilities are available to the
property in accordance with Subdivision and Utility Authority
standards.
