The Planning & Building Director of the City of Encinitas has determined that the parcel of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with the provisions of the City of Encinitas Municipal Code. The parcel
described herein may be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcel may require
issuance of a permit or permits, or other grant or grants of approval.

Section 30.16.010 of the City of Encinitas Municipal Code specifies a minimum lot size of 5,400
square feet, and minimum .lot dimensions of 90 feet in depth and 40 feet in width for the subject R8
(Residential 8) zone. This Certificate of Compliance applies to the remainder parcel of Parcel Map No.
19199, Recorded April 2, 2003 in compliance with the required standards pertaining Ito minimum lot
size and dimensions.
Notice of Decision, DCD 2001-104 Specific Condition SCB requires the following statement to be
placed on this Certificate of Compliance: "The property owner shall quitclaim the 10-foot wide access
easement located along the east side of APN: 254-101-28 & 29 at the time the existing dwelling located
on the remainder parcel of 01-058 TPMlCDP is removed ot1'emodeled to accommodate access from
the private road along the west side of the parcel. "
