IN COMPLIANCE:
The Planning & Building Director of the City of Encinitas has determined that the two parcels of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The two parcels
described herein may be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcels may require
issuance of a permit or permits, or other grant or grants of approval.
Section 30.16.010 of the City of Encinitas Municipal Code specifies a minimum lot size of one acre for
the subject RR-I (Rural Residential I) zone. This Certificate of Compliance applies to two parcels in
compliance with the required standards pertaining to minimum lot size. The parcels certified herein
were shown on Division of Land Plat 262-032-4 approved by the County of San Diego on March 20,
1962 and on deeds of record (Document 167482 recorded August 17, 1959 and Document 66541
recorded August 13, 1945). With consideration given to an examination of the referenced Division of
Land Plat and recorded documents, it has been determined that the two parcels certified herein are in
substantial conformance with the referenced material.
