IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the real property
described below is compliant with the provisions of the Subdivision Map Act and the City of
Encinitas Municipal Code. The subject real property referenced may be sold, leased, or financed
without further compliance with the Subdivision Map Act or any local ordinance enacted pursuant
to the Act. Any development of the parcels may require the issuance of permits or other grants of
approval.
Pursuant to Section 24.60.050 of the City of Encinitas Municipal Code, the recordation of a Parcel
Map may be waived in favor of the recordation of a Certificate of Compliance for the conversion of
real property to a condominium form of ownership provided no additional units or no additional
lots are created. The subject 2-unit property is located on one (1) existing legal lot and no new lots
or units are proposed by this application. The property conditions specified under Municipal Code
Section 24.060.050.B have been verified in conjunction with the approval of the associated
Tentative Parcel Map (06-083 TPM).
