IN COMPLIANCE:
The Planning & Building Director of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The parcels
described herein may be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcels may require
issuance of a permit or permits, or other grant or grants of approval.
Section 30.16.010 of the City of Encinitas Municipal Code specifies a minimum lot size and
minimum lot dimensions for parcels within the City limits. Parcel 2 lies within the RRFP zoning
designation requiring a minimum lot area of two (2), four (4), or six (6) acres and dimensions
110 feet wide and 150 feet deep. This parcel of 12.69 acres will be compliant. Parcell lies
within the RR-2 zoning designation requiring a minimum lot area of21,500 sq. ft. and 100 feet
wide and 150 deep. This parcel of 1.64 acres will also be compliant with zoning standards. This
Certificate of Compliance applies to two parcels in compliance with the required standards
pertaining to minimum lot size and dimensions.
