This investigation has determined the soils on the project to be a composed of a topsoil layer of compact, clayey, fine to medium sand (SM -SC) over undisturbed, dense, slightly clayey, fine to medium sand (SP -SC). No ground water was encountered in the excavations or observed in any lower slopes on the site. The upper 1.5' of the native topsoil under the building foot print should be either removed or ripped, processed to approximately 2% over moisture content and compacted to a minimum of 90% relative compaction. Any fill on the site should also be processed to approximately 2% over moisture content and compacted to a minimum of 90% relative compaction. A maximum bearing capacity of 1500 psf can be used for design of footings. Expansiveness of the soil on this project can be considered to be negligible. Footings should be designed with a minimum depth of 12 inches and reinforced with a minimum of two #4 reinforcing bars, one at top and one at bottom. Floor slabs should be a minimum of 3 inches thick and reinforced with a minimum of 6x6 -10x10 welded wire fabric or #3 reinforcing bars at a maximum 2' -0" spacing each way.
