HYDROLOGY FOR LATTIN GRADING PLAN
APN 254-413-17
Dear Mr. Tackabery:
The subject property, known as APN 254-413-17 is located at 804
Capri Road, Encinitas, California. The purpose of this Gradinq
Plan and hydroloqy letter is to correct any condition of
violation of the grading ordinance.
The site is qeomorphically located on a westerly facing variable
slope with existing grades between 2% and 20%. The applicant
proposes a garage extension southerly from the existing residence
and a greenhouse agricultural storage structure. Both structures
have an existing building permit. Pads have been graded to
accommodate the proposed structures as shown on the Gradinq Plan.
A field review of the site Auqust 1, 1994 revealed that no
significant offsite drainage flows through the site. The site is
located very near the high point of a knoll which runs easterly
from the easterly boundary line. Drainaqe from this site flows
westerly across the adjacent property to a drainage basin on the
easterly side of piraeus Street approximately 300 feet westerly.
The impacts of the grading with respect to surface runoff and
erosion can be adequately contained and dispersed with the use of
drainage swales and a rip-rap spreader as indicated on the plan.
Hydroseedinq of exposed slopes coupled with the use of sandbags
will control erosion.
It is our professional opinion that with the proposed drainage
and erosion control measures shown on the Gradinq Plan, there
will be no drainage related impacts from this site and no further
analysis is necessary.
