(Section 66499.35 of the Government Code)
IN COMPLIANCE:
The Planning & Building Director of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted ttom a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The parcels
described herein may be sold, leased, or financed without further compliance with the Subdivision Map
Act or any local ordinance enacted pursuant to the Act. Development of the parcels may require
issuance of a permit or permits, or other grant or grants of approval.
Section 30.16.020 of the City of Encinitas Municipal Code specifies a minimum lot size of 10,000
square feet, and minimum lot dimensions of 100 feet in depth and 100 feet in width for the subject GC
(General Commercial) zone. This Certificate of Compliance applies to one (1) parcel in compliance
with the required standards pertaining to minimum lot size and dimensions.

Lot Consolidation
All that real property conveyed in deeds to RMS MONTE CHRISTO, LLC recorded
November 3, 2000 as DOC # 2000-0596983 and Crystal River Oil and Gas, LLC,
recorded October 9,2001 as DOC # 2001-0726963 both of Official Records of the
County of San Diego, State of California, being described for clarity as follows:
Lot D in Block 71 of Cardiff Villa Tract, in the City of Encinitas, County of San Diego,
State of California, according to Map thereof No. 1469, filed in the office of the County
Recorder of San Diego County, August 10, 1912, together with that portion of the former
Rossini Drive West reverting to said Lot due to the vacation of Rossini Drive West.
Together with Lot C in Block 71 of Cardiff Villa Tract, together with all that portion of the
westerly half of Rossini Drive West adjoining Lot 71 on the East, and that portion of
Rossini Drive West adjoining Lot 69 of Cardiff Villa Tract on the West as closed for
public use on January 16, 1938 by order of the Board of Supervisors of San Diego
County, conveyed in said deed recorded as DOC # 2000-0596983. The whole
described for clarity as follows:
BEGINNING at the southeasterly corner of said Lot C, thence along the perimeter of
said property conveyed in said deeds the following 10 courses:
