PUBLIC HEARINGS A. 91-197 DR/V CASE NUMBER: APPLICANT: New West Investments LOCATION: 2120 Montgomery Avenue DESCRIPTION: Design Review and a variance for duplex to exceed 26 ft. standard height limit to 28 ft. 6 in., exceed 40% lot coverage 1 imi t to 43% , extend beyond the 6 ft. vertical height limit for stairs in the side yard to 6 ft. 6 in. and encroach 3 feet into the 20 foot rear yard setback. Motion: Board Member Calvin Tom - To continue the item to the meeting of December 16, 1991, to allow applicant time to submit the following information: 1. Line-of-site studies for properties on Montgomery and Oxford, east of the project site; 2. Identify 26 ft. and 28 ft. 6 in. lines on story poles; 3. Describe special circumstances applicable to lot to justify variance requests; and 4. Consider whether roof-line can be redesigned to reduce potential view blockage, and provide more of a view corridor through the site. ENVIRONMENTAL STATUS: Exempt from Environmental Review per CEQA Section 15315. Board Member Harold Grossman disqualified himself from discussion on this matter. Motion: Board Member Calvin Tom - To approve the project as per staff recommendations. Second: Board Member Bruce Hall Vote: Ayes - Anderson, Hall, Tom Nays - None Absent - Cruz Abstain - Grossman 7.
