1987-05 8 8 8 RESOLUTION NO. C-87-05 A RESOLUTION OF THE CARDIFF-BY-THE-SEA COMMUNITY ADVISORY BOARD APPROVING A DESIGN REVIEW PERMIT FOR TWO ZERO LOT LINE SINGLE FAMILY DWELLINGS AT 2124 and 2128 GLASGOW AVENUE, CARDIFF WHEREAS, Jerry Peters applied for a Design Review permit for two single family zero-lot line dwellings on two lots as per Section 23.08.030, B, 6, of the Design Review Ordinance of the City of Encinitas; WHEREAS, a public hearing was conducted on the application by the Cardiff-by-the-Sea Community Advisory Board on July 29, 1987, and all persons desiring to be heard were heard; and WHEREAS, evidence was submitted and considered to include without limitation: a. Site plan submitted by the applicant; b. written information submitted with the application; c. Oral testimony from staff, applicant, and public made a part of the record at said public hearing; d. CAB staff report dated July 29, 1987, which is incorporated by this reference as though fully set forth herein; and e. Additional written documentation. NOW THEREFORE, BE IT RESOLVED by the Cardiff-by-the-Sea Community Advisory Board of the City of Encinitas that the Design Review permit is hereby approved subj ect to the following findings: 1. That the proposed project is in conformance with the intent of Section 23.08.72 of the Design Review Ordinance; CRO2-C87-00 (8-20-87-2) -1- 8 8 - 2. That the proposed project is in conformance with the intent of Section 23.08.74 of the Design Review Ordinance; 3. That the proposed proj ect is in conformance with the intent of Section 23.08.76 of the Design Review Ordinance; 4. That the proposed proj ect is in conformance with the intent of Section 23.08.77 of the Design Review Ordinance; 5. That the proposed proj ect is in conformance with the intent of Section 23.08.79 of the Design Review Ordinance; 6. The project design does preserve significant public views to the extent possible, and offers mitigation for lost views. Public views are defined as those views provided from public property; and The project takes advantage of views and/or protects, to the extent possible, some of the significant view enjoyed by the residents of nearby properties. 7. BE IT FURTHER RESOLVED by the cardiff-by-the-Sea Community Advisory Board of the City of Encinitas that the Design Review permit is hereby approved subject to the following conditions: 1. That the northerly two units are approved as submitted; 2. That the landscaping shall be planted and maintained in accordance with the revised stamped plans; 3. That the structures shall be constructed in accordance with the revised stamped design plans; and 4. That the applicant shall submit his fare share for alley improvement to the satisfaction of the Director of Public Works and The City of Encinitas.
