The portion of the building outside .of the standard envelope maintains the significant views enjoyed by residents of nearby properties. The lot is on a seuth facing slope and is located near the top portion of the slope. The view orientation is downward to the southwest. Homes and lots located down further from the Miller lot on the south facing slope do not have views in the direction of the proposed Miller residence because of their perspective of an upward slope. Lush vegetation comprised of mature bushes and trees along the northern and western property lines of the site act as a buffer for any view infringement. B. The building is compatible in bulk and mass with buildings on neighboring properties, since the square footage of living area is compatible wi th homes in Olivenhain and the immediate neighborhood along via Del Cerrito and Avenida Esperanza. Also, the existing newer house adjacent to the site on the south side is of the same bulk and mass as the prepesed Miller residence. BE IT ALSO RESOLVED, that the Design Review Permit is approved with the following conditions: 1.
