Exempt per CEQA section 15301, a.
Motion: Board Member Johnson - To approve the request for a
variance for one SFR to encroach into the front yard setback
area and inland bluff overlay zone as submitted from Plan B
with the following conditions:
Maximum height of trees and other vegetation on the lot
will be limited to 81 to 91 feet in height to help
preserve nearby views.
The level of the housing pad will be dropped 1.131 to 21
in elevation so as to allow an increase in view
preservation for nearby residents. This condition is
expressly based upon the finding that various feasible
adjustments in the proposed setbacks would result in a
view increase of 1-2 feet.

Motion: Board Member Trujillo - To continue this item to the
meeting of June 19, 1990 to allow the applicant and staff to
look into the following issues:
Road access alignments and widths. In particular Lone
Jack Road, Camino Del Rancho, the road buckle for fire
turn around, and transition from a public to a private
road if proposed that way.
Grading concerns with regards to cut and fill, import and
export soil amounts, and the borrow pit for
nonconformance with the Grading Ordinance.
Sewer concerns.
Alternative access options.
Having a soil engineer present to the community Advisory
Board meeting on June 19,1990 information about the best
soils to be used on each of the proposed lots for erosion
control.

Motion: Board Member Trujillo - To continue this item to the
meeting of June 19,1990 to allow the Community Advisory Board
members to review the color renderings of the project and to
give comments back to staff on the specific house/color
designs. Staff will forward these comments to the applicant.
The Board also requests that the applicant meet with the
nearly residents of the project area to determine if story
poles are necessary.
