At their meeting of June 14, the Planning commission moved to return the application to the Community Advisory Board for determination of bluff edge. ENVIRONMENTAL STATUS: Exempt per CEQA section 15303, a. Motion: Board Member Perkins - To approve the proj ect as previously approved with the acceptance of the bluff edge location as established by the Owen Consultant firm. This approval will be subject to the following: Maximum height of trees and other vegetation on the lot will be limited to 8' and 9' in height to help preserve nearby views. The level of the housing pad will be dropped 1.13' to 2' in elevation so as to allow an increase in view preservation for nearby residents. This condition is expressly based upon the finding that various feasible adjustments in the proposed setbacks would result in a view increase of 1-2 feet.
