The slope analysis should include only that area included in the subdivision application. (2) Should a private road easement be provided to the property owner to the south, the area of the easement must be deducted from the gross acreage calculations to reach "net" acreage. The Net acreage is then adjusted for slope constraints based on the revised slope analysis requested in (1) above. Please provide the revised Density Calculation study based upon this information. (3) Provide a topography map of the si te which was produced prior to the grading of the property that occurred in 1991. The map will be used for comparative purposes to assess the prior contours of the site prior to the 1991 grading. (4) Engineering and Planning staff will review the revised conceptual grading plan that was received by the City on April 29th to determine if the drainage improvements would address the Board's concern that grading and water runoff not impact adjacent properties. COMMUNITY ADVISORY BOARD/PLANNER REPORTS staff clarification on the Zolezzi Variance (92-041). Staff informed the Board that the garage had been moved to conform to Code requirement and Variance Approval for residence was granted. Therefore, the project will not be rescheduled for the Board's review. B. Ad-Hoc Committee appointments. continued to June 2, 1992. CO/02/CAB26-3107wp51 (6/04/92-5)11 C. Definition of "Business" on CAB agendas. continued to June 2, 1992. D. Planning Director Report and CAB discussion of proposed changes to the Land Use Decision Making Process. At their meeting on May 5, 1992, the Olivenhain CAB voted by Minute Motions to recommend the following actions be taken by the City Council at their May 20 meeting concerning the Land Use Decision Making Process: (1) The Olivenhain CAB recommends that City Council postpone any decision regarding Ordinances 92-09 through 92-15 and set a time, date and place for a joint working session of all CAB Members and the City Council to discuss the above ordinances and relevant issues of concern to the CAB members. (2) A representative of the Olivenhain CAB will attend the City Council's May 20th meeting to request a joint meeting and the following points presented: a. The Olivenhain CAB cannot support the proposed changes to the Land Use Decision Making Process as currently before City Council. b. If, however, the City Council should decide to consider 'the adoption of the subject ordinances at its May 20th meeting, the Olivenhain CAB proposes the inclusion of the condi tions listed in "Attachment A" only if "Procedure G" of the April 6, 1992, letters submitted by the "Encinitas Congress" is also adopted. c. The Olivenhain CAB requests clarification and review of Ordinance 92-12 concerning expanding the duties of the Arbitration Committee and Ordinance 92-10 regarding the selection of Planning Commissioners. d. The Olivenhain CAB requests discussion of the general role of the CAB's should City Council elect to schedule the joint meeting as requested. 10. BUSINESS 11.
