Public Hearing for Application NO. 93-121 V, Variance
Request to Encroach 20 ft. into the Standard 30-foot
Front Yard Setback and 8 feet Beyond the 20% Encroachment
(5 feet) that is permitted for a Cantilevered Deck to
Encroach over the 25 foot Inland Bluff S~tback along the
Rear of the Proposed One Story Single Family Residence
with a Basement. Applicant: Henry Chang and Wayne
Holden. Location: 215 1/2 Meadow Vista Way.
Environmental Status: Exempt per Section 15303(a) of
CEQA. Contact Planner: Craig Olson.

the property owner shall record a
Covenant limiting landscape
plantings to a height not to exceed
the building height and permit only
shrub plantings on the southern
portion of the lot.
2.
Eliminate the southern most 3rd
parking stall and reconfigure the
2nd parking stall 90 to parallel
the easement roadway.
3.
The berm near the bluff shall be
setback 8' from the bluff edge
except where proper drainage is
precluded as determined by the
project engineer.
The natural vegetation, including
shrub oak, toyon, yucca, etc., along
the bluff edge shall remain
undisturbed and shall be included in
the open space easement over the
inland bluff area.
